RESORT USAGE and MAINTENANCE FEES

Owners must be current with their Mortgage and Maintenance Fees to utilize their vacation week, owner rates and Ownership Benefits. Maintenance Fees are billed in October for the upcoming calendar year and are due upon receipt. Maintenance Fees may be paid online at www.clubboardwalkresorts.com or my.equiant.com. Owners who fail to pay their fees in full before January 15th of each year will incur a $35 Late Fee on January 15th. Beginning March 1st an additional $5 per month Late Fee will be assessed on the 1st of each month. Maintenance Fees are due and payable regardless of whether or not an owner uses their vacation week.

OWNERS VACATION WEEK

All Timeshare owners are responsible to ensure their vacation week is used or deposited within each calendar year that they have usage. Weeks Do Not β€œroll-over” or accumulate from year to year. You may reserve your week, within your season, once that year’s maintenance fee is paid in full. Call Customer Care at (800) 609-0009 or go online at owner.clubboardwalkresorts.com to reserve. The weeks available for you to reserve will be based on the season and unit type you own. If you reserve your week at Club Boardwalk Resorts – LaSammana you will receive an email confirmation. Please make sure we have your current email address. If you do not receive confirmation after speaking with a Customer Care Representative or booking online, please contact Customer Care to ensure your week was reserved. Unfortunately, we cannot give back weeks that were not used or deposited prior to their expiration.  Floating weeks expire December 31st of the year of usage. Floating week reservations are based upon availability, so plan accordingly and reserve early.

DEPOSITING FLOATING WEEKS

Call our Customer Care Department at (800) 609-0009 and our representatives will assist you with making your deposit.  Your vacation week deposit must be made no later than September 1st of the calendar year in which you have usage.  However, to maximize exchange power, we urge you to deposit your vacation week as soon as possible. Weeks deposited with less than a 271 day lead time will receive a reduced Trading Power value based on RCI’s policies.   For clarification of deposit and exchange policies and procedures, please consult RCI.com.  Your RCI membership must be current and the expiration date must be after the check-in date of the week you are depositing.  Weeks can be deposited up to one (2) years in advance but must be deposited no later than September 1st of the year being deposited.  Weeks deposited will not necessarily be the week denoted on your deed. You will receive confirmation of your deposit from RCI.

FIXED WEEK OWNERS ONLY

Reservations for Fixed Week Owners are made at Club Boardwalk Resorts-La Sammana for the week and unit number on your deed.  It is not necessary to contact the Customer Care Department to reserve your week.  Maintenance fees must be paid in full prior to occupancy.  You must call Customer Care to confirm your usage at FantaSea Resorts-La Sammana at least 30 days in advance of your fixed week’s arrival date.

DEPOSITING FIXED WEEKS

Contact your exchange company to deposit your fixed week.   Maintenance fees must be paid in full prior to depositing your fixed week.  Your membership with your exchange company must be current and your expiration date must be after the check-in date of your fixed week.  Weeks can be deposited up to one (1) year in advance but should be deposited no less than 60 days prior to the check-in date of the fixed week being deposited. 

RESERVATION PROCEDURES

With respect to Intervals, each purchaser must provide not less than sixty (60) days advance notice to the Interval Association in order to reserve your vacation week.  Reservation of a specific Interval Week or Split Week, as the case may be, will be on a first come, first serve basis, but a unit will always be available to each purchaser during one Interval Week of the season owned by the Purchaser as long as the Purchaser is current with their Mortgage (if applicable), and has made full payment of the Interval Association Maintenance Fees.  Each reservation request will be confirmed by the Interval Association if the requested period is available and, if not available, the Purchaser will be advised of the closest available period within the applicable season to the Interval Week or Split Week that such Purchaser attempted to reserve.  In the latter event, the purchaser must confirm the reservation for such available Interval Week or Split Week, as the case may be.  If the Purchaser cancels a confirmed reservation less than fifteen (15) days prior to the commencement of the Interval Week or split Week reserved, the Purchaser’s occupancy rights for an Interval Week may be deemed forfeited for that year.  A Purchaser may not carry forward any unused Interval Week to any subsequent year. 

SPLIT WEEK

You may split your week when you cannot or do not want to vacation at Club Boardwalk Resorts-La Sammana for a full week.  However, Split Weeks are not made available to those that choose to deposit their week.  Weeks are split into two parts.  One part is a 3-night weekend, Friday through Monday.  The other is a 4-night midweek, Monday through Friday.  There are no exceptions to this structured usage.  Both parts must be taken within the calendar year.  Reservations are based upon availability.  Split weeks can only be used at Club Boardwalk Resorts-La Sammana.  Unused portions cannot be deposited.  There is a one-time $45 fee when splitting your week.  This fee is payable upon check-in of the first visit.  You must use both weekend and midweek portions of your split week during the calendar year.  Unused portions cannot be carried over to the next year, so please plan accordingly. 

OWNER RATE RESERVATIONS

Owner Rate Reservations are Discounted Hotel Reservations.  THIS PRIVILEGE IS APPLICABLE ONLY TO OWNERS WHOSE NAMES APPEAR ON THE CONTRACT.  There are no exceptions.  Your Mortgage (if applicable) must be current and your Maintenance Fee must be paid in full before you can make Owner Rate Reservations.  Owner Rate Reservations must be requested 30 days or less prior to the check-in date you are requesting.  This policy allows all owners the maximum potential to utilize their vacation weeks.  Availability of Owner Rate reservations is not guaranteed and is based upon availability of excess inventory.  Owner rates are Not Available weeks 25 through 35 at La Sammana.   To make reservations go to: owner.clubboardwalkresorts.com and just click on β€œRental,” or you can call Customer Care at (800) 609-0009 Monday through Friday 9:00 AM – 8:00 PM, Saturday & Sunday 9:00 AM – 5:00 PM.  

UNIT DESIGNATION

When using your vacation week at Club Boardwalk Resorts-La Sammana, you are guaranteed a like-kind unit of the type you own and not necessarily the unit on your deed. Specific unit numbers are not guaranteed.

UNIT OCCUPANCY LIMITS

There are occupancy limits on each unit.  The maximum number of persons permitted to occupy a unit varies by type.  Owners are prohibited from allowing occupancy to exceed the maximum permitted occupancy.  The maximum occupancy per Studio unit is two (2) people; per One Bedroom unit is four (4) people; per Two Bedroom unit is six (6) people.  Children and adults are equally counted in determining occupancy.  Owners exceeding the maximum permitted occupancy during their stay shall be deemed to be in default of their Interval Agreement and shall not be entitled to use their Interval. 

HOUSE KEEPING

One full cleaning is provided during owner’s vacation week. Split Weeks will receive daily trash removal and towel exchange.  Please remember it is the owner’s responsibility to clean all dishes, glasses and kitchen utensils.  Failure to do so will result in a minimum $50 housekeeping fee.  It is the responsibility of each owner to keep their unit in good condition and repair during their stay.

CHECK-IN / CHECK-OUT

Owner weeks are Friday to Friday only. Check-in begins at 4:00pm on Friday afternoon. Check-out is by 11:00am the following Friday. Photo Identification and a Credit Card are required at check-in. The credit card will be authorized for your $100 security deposit. Only those named on the reservation/contract will be permitted to check-in. If someone other than those named on the contract will be checking in, you must submit a β€œGuest Authorization” Form prior to your guest’s arrival. Please contact Customer Care to obtain a β€œGuest Authorization” Form. This form is not valid for Owner Rate reservations.
